La nueva sede de BEEAH Group en Sharjah, EAU, fue inaugurada el miércoles 30 de marzo por Su Alteza el Dr. Sheikh Sultan bin Muhammad Al Qasimi, Gobernante de Sharjah.

Alimentada por su panel solar y equipada con tecnologías de última generación para operar según las normas LEED Platino, la nueva sede ha sido diseñada por Zaha Hadid Architects (ZHA) para lograr emisiones netas cero y será el centro de gestión y administración del grupo, que establece un nuevo punto de referencia para los futuros lugares de trabajo.

Con su doble estrategia de sostenibilidad y digitalización, BEEAH Group trabaja en seis sectores clave que incluyen la gestión de residuos y el reciclaje, la energía limpia, la consultoría medioambiental, la educación y la movilidad ecológica.

La sede es el último hito de BEEAH Group, que sigue siendo pionero en innovaciones en Sharjah y en todo el mundo, estableciendo una base de operaciones para que el grupo se diversifique en nuevos sectores críticos para el futuro. Con su nueva sede, BEEAH demuestra cómo la tecnología puede tener un impacto sostenible y, en última instancia, servir de modelo para las ciudades inteligentes y sostenibles del mañana.

Incorporando estos principios, el diseño de la sede responde a su entorno como una serie de "dunas" interconectadas, orientadas y modeladas para optimizar las condiciones climáticas locales. Enmarcado en el contexto del desierto de Al Sajaa, en Sharjah, el diseño se hace eco del paisaje circundante, modelado por los vientos dominantes en dunas de arena cóncavas y crestas que se vuelven convexas cuando se cruzan.

Garantizando que todos los espacios internos dispongan de abundante luz natural y vistas, al tiempo que se limita la cantidad de acristalamiento expuesto al sol inclemente, las dos "dunas" principales de la sede albergan los departamentos públicos y de gestión junto con la zona administrativa que se interconectan a través de un patio central, definiendo un oasis dentro del edificio que forma parte integral de su estrategia de ventilación natural.

Los visitantes entran bajo la cúpula de 15 metros de altura, que mejora aún más la ventilación natural y permite la entrada pasiva de luz natural en el edificio. Además del patio central y las oficinas diáfanas, la sede incorpora salas de reuniones inteligentes, un centro de inmersión para visitantes y un auditorio.

La sede central de BEEAH, de 9.000 metros cuadrados, tiene la sostenibilidad en su centro, con un alto porcentaje de materiales adquiridos localmente, y está equipada con tecnologías preparadas para el futuro que permiten operar según las normas LEED Platino con emisiones netas cero y un consumo energético mínimo.

Los paneles de fibra de vidrio reforzada reducen la captación solar, mientras que la refrigeración por losa y vidrio regula la temperatura interior para un confort óptimo. El tratamiento de aguas in situ filtra las aguas residuales para minimizar el consumo y su huerta solar carga baterías Tesla para satisfacer la demanda energética del edificio durante el día y la noche.

La experiencia del empleado incluye vías de acceso sin contacto, un conserje virtual, salas de reuniones inteligentes y una aplicación complementaria que automatiza las tareas cotidianas. El sistema de gestión inteligente del edificio ajusta automáticamente la iluminación y la temperatura en función de la ocupación y la hora del día. Las salas también están equipadas para escenarios de trabajo remotos e híbridos con potentes herramientas de colaboración.

Manifestando los pilares gemelos de BEEAH de sostenibilidad y digitalización, la nueva sede de ZHA es un logro importante para BEEAH Group, señalando su crecimiento de una empresa fundada para abordar proactivamente los problemas ambientales en Sharjah, EAU, a un grupo internacional con negocios en industrias que son fundamentales para la realización de un futuro sostenible.

Tras el concurso internacional de diseño de 2013, BEEAH encargó a Zaha Hadid y a su equipo de Zaha Hadid Architects el diseño de su nueva sede, que tendría emisiones netas cero y estaría integrada con tecnologías de última generación para lograr un nuevo estándar de comodidad y colaboración para los empleados.

ZHA construyó la sede de BEEAH en colaboración con los ingenieros y consultores de sostenibilidad Atelier Ten y Buro Happold, los gestores de proyectos Matthews Southwest, el contratista Al Futtaim Construction y los ingenieros de MEP Al Futtaim Engineering. Tecnologías de edificios inteligentes de Microsoft, Johnson Controls y EVOTEQ, una empresa de BEEAH Digital.

The landscape composition of the Bee’ah headquarters is one that is based on the futuristic dune-like building forms which can also be defined and described as an extension of the building outer layer, a series of dunes are imprinted, wrapped and spread throughout the landscape.

Major landscape activity takes place adjacent to the architecture and is defined by numerous aesthetically functional outdoor spaces. The concept initially stems from the curves and organic forms generated by the wind-water relationship as well as the sand dune formations that make up the desert fabric which result in dynamic above ground prints and patterns.

The visitor is greeted by grand reflective water features that reflect the façade and seem to connect the earth and sky. The tailored landscape consists of an organic grid of pathways that transport the visitor from the main gathering area onto an educational journey from the headquarters, and allows them to walk the landforms created through the reuse of demolition waste collected by the Bee’ah waste management facility.

The function and make-up of these dunes is numerous including the solar dunes carrying photovoltaic canopies that store solar energy and illuminate the project during the evening hours in turn producing vibrant and educational spaces. These engineered dunes which are distinguished by the presence of solar panels on them will be displayed and spread over the unique landscape. This process will help in creating a sustainable system or cycle that will reduce the environmental damage and energy consumption. Moreover, these dunes are a symbol of modern ecological methods and a reflection of sustainable living.

The visitor will also be transported to an amphitheatre area, described as a carved concrete dune which can be used for gatherings, events, and awareness campaigns held by the headquarters. The concrete dunes function as outdoor rooms/functional spaces, shells where educational activities can take place and explanatory projections can be displayed. Other dunes found on site will demonstrate the use of different waste material and landfill mediums including metals, stone, rubber, demolition waste and other mediums collected by Bee’ah are utilized as building material.

During the journey the user is transported along the pedestrian path in both above and below ground shaded spaces and discovers oasis niches distributed across the trail; mini microclimates reminiscent of a desert mirage. The green dunes distributed on the outskirts of the main activity area act as a means of stabilizing the sand dunes; native grass species are planted in order to hinder the dunes from moving against the wind. These green dunes add colour and life to the desert landscape.

Through intervention we aim to activate the site by greening, collecting energy, reusing recycled materials, connecting spaces, and creating vibrant spaces aiming to generate awareness on the importance of sustainability.

The landscape language and treatment reflects practices and principles that are sought after by Bee’ah headquarters aiming to transform thoughts, attitudes and behaviours resulting in positive sustainable growth. This unique landscape will be considered as a landmark for the community of Sharjah and will be used as a precedent and case study for similar future developments.
