From shopping mall to attractive city center

New zoning regulations for Kvadrat shopping mall and the Lura area in Sandnes aim to enhance urban life and increase the site's appeal. The plan prioritizes noise protection and fosters a pedestrian-friendly environment. Redesigned streets, public squares, and gathering spaces will create a lively city atmosphere both day and night.

A Modern Approach to Urban Planning
Since opening in 1984, Kvadrat has been one of Norway’s largest shopping centers. However, shopping habits and transportation patterns have evolved over the past four decades. In response, LINK Arkitektur, Storebrand Eiendom AS and Sandnes municipality have collaborated on a new zoning plan that aligns with contemporary societal trends.This proposal introduces comprehensive measures that will fundamentally transform Kvadrat and its surroundings. To ensure an active and secure environment beyond shopping hours, the extensive surface parking lots will be redeveloped into residential areas. Vehicle traffic through Stokkaveien and the southern perimeter of the mall will be restricted, with all parking relocated to structured facilities and underground levels.

A Pedestrian-Friendly and Inviting Atmosphere
Buildings along major roads will act as noise barriers, fostering a calm and inviting urban experience. Between the remodeled shopping center and the new residential areas, a network of public spaces—including plazas, street gardens, and playgrounds—will prioritize pedestrian access. The residential zones will incorporate commercial and service functions, generating a dynamic and engaging urban setting.While the total retail space remains unchanged, the shopping center will be redesigned to establish a stronger visual and functional connection between indoor retail areas and the surrounding cityscape. A well-integrated route will link the bus stop to the new main entrance via a newly designed plaza, enhancing accessibility.

Green Spaces and Long-Term Development
Green infrastructure and pedestrian pathways are central to the plan. The project envisions large playgrounds and an activity zone to enrich the community. Additionally, provisions have been made for a future health center and a conference hotel, which will support local businesses at Forus and complement existing urban development plans.Densification and urbanization around Kvadrat align with Forus’ broader vision. A diverse mix of activities and services will attract residents and visitors throughout the day, fostering a vibrant and safe urban environment around the clock.
