Wohnen in Florida – O-STEIG by Nerma Linsberger is a smart compact layout for a housing project in Vienna, Austria.
Creating high quality housing this building is structured with atriums and cuttings towards the outside as well as the inside, opening up the structure and providing inevitable lighting.
Guaranteeing a higher comfort of living, pitched roofs were abstained from on the attic floors. Setbacks on each floor are mandatory due to the predetermined urban planning guidelines and used as generous outdoor spaces. Two-level dormers create tension within the building structure and make for a unique apartment pattern.
Four different types of buildings on 4 plots create a diverse massing and urban planning approach. The connecting concept for all 4 buildings are terraces and a green atrium, which represents the core element of each house. Different, yet similar and cohesive these 6 buildings create interesting and unique visuals from every angle.
The galleries within the staircases create friendly and bright open space for communication and social interaction.

A range of differently sized apartments caters to many individual forms of living. With a flexible usage, apartments can be changed according to different needs of their residents. Each of the 301 apartments offers an outdoor area – loggia, terrace or even the combination of both.
Sunny outdoor spaces are used for common terraces to enable communication throughout the inhabitants.
Apart from residential use, a kindergarten with 3 groups on 200 m² is located on the ground floor in building A. The location of the facility provides a very good visibility, accessibility and security.
A compact and smart building layout as well as a simple and clear bearing structure result in a very high cost-efficiency and an economic execution. A minimal number of staircases and elevators add to the building’s efficiency.
The innovation of this project lies first and foremost within the very efficient and refreshingly new handling of building structures, massing and layouts.
In order to create an expressive and yet economic urban building massing, within the strict Austrian rules of building not only a strong volition is demanded, but also expertise beyond classical architecture.
A modular construction method contributes to an easy building cycle. Prefabricated elements are being assembled on site in order to guarantee a fast and smooth construction sequence. Said prefabricated concrete elements can be removed and thus reused easily, allowing the modular system to grow and change however needed.
Perforated walls structure the terrasses of the project into private units. These walls provide an interesting play of light and shadow that changes beautifully throughout the course of the day. Offering protection from unwanted views, as well as protection from the sun, the multi-purpose elements are prefabricated and can also be removed and reused easily.
